All Four Forestry Properties Sold in Auction

I had written last October about the US Forestry auctioning their 4 properties in McClellanville. The 3 homes and 1 lot were initially priced higher than expected and received very little interest and no bids. They were taken off the market for a brief period and reintroduced at much more affordable prices. This was an internet auction, once a bid was placed the price rose by predetermined increment for the next bidder. Interest was much higher at these new prices and all four properties were sold this weekend at the close of the auction. Here is a review of the properties and what they sold for, although it is important to keep in mind that these homes have not been lived in for quite a while and will need some work to bring them up-to-date.

The US Forestry Service is moving its local Francis Marion headquarters from McClellanville to Huger. As a result they no longer need the several government owned properties used to house rangers and are selling them. These properties can’t be found using a regular MLS search, because they are not listed by a real estate agent and are instead being sold through an online auction by General Services Administration. Buying property via auction is different than typical real estate transaction, however the best way to look out for your best interest and make sure you are getting your money’s worth is to have a qualified buyer’s agent, such as myself, representing you in the transaction. I also think it is necessary to share that I live here and think it is going to be a great community as more houses are built. Are you tired of constantly searching MLS every week hoping to find something new that matches your criteria? What if you could have listings that match your criteria sent directly to your email account as soon as they it the market. From there, you can review the information and decide if you would like to schedule a showing of the property. If your tastes change or you are receiving emails about homes you aren’t interested in, the criteria can be modified to better suit your needs. Please note that signing up for this feature does not constitute a contract with myself or W.P. Baldwin & Associates, however I hope that you enjoy this feature and the rest of the website and return to us with your business. Also note that we are a small community with one or two new listings a week, so your email box will not be flooded with emails.
To receive automatic email notification of new listings that meet your needs you can either contact me with the information neccessary, if you use the contact form, be sure to put the following criteria in the comments box: Price range, Area (default area will be McClellanville, but I can enter any area in Charleston, Berkeley and Dorchester Counties), residential or vacant land, # bedrooms, and any specific requirements (i.e. waterfront, large acreage, historic, etc.). You can be as specific or as broad as you want, however if you say that you only want to see homes with 3 or more bedrooms than you won’t be notified of a 2 bedroom home with a family room that can double as a bedroom.
The second method involves a few more steps, but can be done on your own.
1) Click on “Home Search” under the “Properties” drop-down menu
2) Click “Your Account” at the top of the page and then “New Account”
3) Provide your primary email address and click “Register”
4) Check your email and you will have received an email with your new PIN #
5) Go back to the site and sign in using your email and PIN# (you may already be signed in)
6) Now you need to save a search(es) to receive new listings that meet those criteria sent to your email. The easiest way to do this is to use one of the pre-programmed searched I have created under the “Properties” drop-down menu. For instance, if you wanted to be notified whenever a new home comes on the market in McClellanville, click “Residential Listings” and then “Save Search”. You can name the search whatever you want. You will start receiving new listings in your email in the next few days. You can save multiple searches as well, for instance you can receive residential and vacant land listings, meaning you will know about everything that is coming on the market.
7) If you do not choose to use the custom searches provided, you can create your own, however I will warn you that the interface is not very user friendly and you may just want to email me your request and I will have it added to your account.
